Apartment Searches: Lose the Rose-Colored Glasses First

If you’re getting ready to rent, don’t do what this editor did once … a long, long time ago.

Don’t walk into the unit — particularly if it’s not the same unit you’re getting (”It’s pretty similar,” you’ll be assured, but don’t listen) — nod, and let that affordable rent lure you into blurting out, “I’ll take it!” (That exclamation is often fueled by that familiar lust for freedom that new twentysomething college graduates experience. The fear of another year under Mom’s and Dad’s roof is a powerful motivator, and suddenly, a box under the nearest bridge seems to offer an attractive ambiance when you tilt your head to just the right angle.)

I’ve learned a few things since then. For instance, if the leasing agent mentions that they’re considering replacing the carpet in your home-to-be, that means they don’t have any plans to do so — certainly not before you move in, and after you’re there, well, it’s simply too much trouble to make the effort then. It’s too late at that point; they’d have to move your furniture.

This isn’t to say that property management companies universally are deceiving their tenants. Not true. Today’s multifamily housing market is more competitive than ever, and complexes left and right are extending themselves in an attempt to provide the best services within their means. But that’s due partly to the latest generation of consumers. We’re educated, we’re inquisitive, and many of us are online. In short, we’re dangerous. If Complex A can’t give us what we want, we’ll cross the street to Complex B, or wait for the dust to settle on Complex C, which is still under construction. (Of course, leases already are being signed on Complex C, even though the units aren’t finished.) That’s the reality of today’s apartment market.

Before you sign anything, walk in armed with a list of questions. Fire away, and don’t be afraid to press for answers — particularly if you’re not getting straight answers. And if your prospective complex passes with flying colors, and you decide to become a resident there, hang onto your list. It will serve as a handy resource if your landlord or management company fails to live up to the claims initially made — whether those be related to maintenance issues or various services.

You may want to consider doing a little investigative journalism, as well. Beyond straight Q&A with a leasing agent or landlord, take a look around the property in question, taking notes of what you observe. And talk to tenants; they’re perhaps the best resource of all, and nine times out of 10, they’re only too happy to talk. In addition, you may want to review your state’s sanitary code, which should then serve as a basis for comparison when you’re checking out the conditions in an apartment.

Here’s a list of questions, divided by category, that serves as a good starting point when you begin your apartment search:

Rent and fees:

1. What is the monthly rent?
2. Is a security deposit required? If so, how much is it, and under what conditions is it held?
3. Does the landlord require payment of last month’s rent in advance?
4. Do you pay extra (and if so, how much?) for utilities, storage space, air conditioning, parking space, late payment of rent, etc.?
5. Does the lease indicate that the rent can be increased if real estate taxes are raised, the prices for sewer and water assessments are increased, or for any other reason?

Facilities and services:

1. Assess the maintenance services: Is there a resident superintendent? Are maintenance hours restricted? How is emergency service handled?
2. How is trash disposal handled? Are facilities accessible? Is recycling available?
3. Laundry facilities? How many available? Security?
4. Building lobby: Is it clean and well-lit? Security?
5. Entrance and exit: elevator? Are stairs well-lit? Fire exits?
6. Hallways: Clean and well-lit?

Rental unit conditions:

1. Are there signs of insects present?
2. Bathrooms: clean? Plumbing in good working order? Tiles sound?
3. Kitchen: Is sink in good working order: Stove? Refrigerator?
4. Air conditioning: good working order?
5. Wiring: Are there enough electrical outlets? Is the wiring sound?
6. Does the heating system seem to be in good working order?
7. Is there a fireplace? Check to see that it is clean and operates well.
8. Windows? Are any broken? Do they all open? Storm windows? Screens? Locks?
9. Floors: Are they clean?
10. Ceilings: Are they clean? Cracked? Water-stained?
11. Walls: Are they clean? Is the plaster cracked? Paint peeling?
12. Telephone: outlets present? Convenient?
13. Is ventilation adequate? Is there an exhaust fan in kitchen?
14. Lighting: Is it adequate? Are fixtures in good working order?
15. Security: Does the door have a dead-bolt lock? A security chain?
16. Storage space: Is it adequate? Kitchen and bathroom cabinets?
17. What is the noise level in the area around the rental unit? Traffic? Neighbors?

Throughout all of my apartment searches, the best lesson I learned came from a leasing agent who told me upon my first visit to his complex that “If you told me you were ready to sign a contract today, I’d advise you not to. Look around. Come back at night, and see who your neighbors are going to be. A complex at night is very different from a complex during the day.” I’ve come to realize that’s sound advice. Don’t sign right away. Don’t be scared into thinking that apartment won’t be available tomorrow. Mull it over, do your homework, and get the answers you need before signing on the dotted line.

Halloween Safety

Between the Harvest Festivals, Halloween parties and social
gatherings, this Halloween season could be very busy for you and
your family. This is why all parents should make safety the
number one priority while having fun. It also never hurts to be
reminded of the precautions all Halloweeners should take while
gathering candy.

Before leaving the house, every person going out to
Trick-or-Treat should be dressed appropriately. Begin by making
sure attire is weather appropriate. The cooler the temperature,
the more layers needed to keep warm. These layers should be
easily removed as not to interfere with the costume if it gets
too warm. Any masks being worn should fit so that vision is not
obscured in any way. Children can’t be expected to be completely
safe if surroundings can’t be seen easily. Batman and Darth
Vader costumes are popular this year, and their dark cloaks can
make seeing trick-or-treaters almost impossible after the sun
has set. Take the ultimate safety precaution by purchasing
reflective tape and place it on the back of the costume, which
can be done without changing the appearance or effect of the
costume. It also helps to add reflective tape to the side of
shoes to add extra reflective surfaces. If a car approaches your
child from any direction, enough reflective tape will give your
child shape and the driver will be able to see the children.
Glow sticks and other accessories are also great ways to make
sure you and your child can be seen in the dark.

When moving from house to house, children should refrain from
walking in-between parked cars and ideally, should only cross
the street at crosswalks. Some neighborhoods are easier to
navigate than others, but it is always better to visit houses on
one side of the street at a time. Keeping on sidewalks and
driveways and refraining from grass and other soft areas will
help prevents slips, trips, and falls. Holes and dips in the
ground are hard to see in covered areas. Blacktop and concrete
surfaces should be used for navigation as much as possible.

Only visit houses that are inviting. Houses without a light at
the door or front porch, or without any light from
jack-o-lanterns or other means or decoration should not be
included in the list of houses to visit. Not only is it not
safe, but obviously the tenants do not want visitors.

Although neighborhoods with larger houses in prominent areas are
more appealing, it can be tiresome for smaller children. These
houses take longer to go from door to door, ultimately causing
small children to tire more quickly. If you drive to a
neighborhood to visit, try to pick one with houses that are
closer together to make the trip more productive with less
walking.

Some of the best places to trick-or-treat isn’t necessarily in a
neighborhood going from door to door. Churches, malls and
shopping center strip-malls often offer treats to those who stop
by. Churches often offer forms of entertainment like
“Trunk-or-Treating,” where the parking lot of the Church is
filled with vehicles where drivers give out candy from their
decked-out truck beds and lawn chairs next to their cars. These
are wonderful places to take children because the people giving
candy may already be a friend, therefore giving parents a more
trusted source of treats. Parents are also able to socialize and
have some fun themselves, too!

We all know of the importance of screening the candy our
children receive during Trick-or-Treating. Some communities
offer free screenings with X-ray devices, which is an ideal way
to make sure the stereotypical metal object hasn’t been inserted
into your child’s candy. In addition to screenings, parents
should check each piece of candy thoroughly before consumption.
All candy should be wrapped or packaged well without any tears
or punctures. Make sure the wrapper on the candy is still secure
and bags are free of puncture marks or tears. If candy looks
like it has been tampered with in any way, be sure to discard
immediately.

Whether you decide to stay home and give out candy, or take a
stroll or drive to your favorite haunts, be sure safety is
first, no matter what! Enjoy your Halloween!

MEMORIAL DAY MEAL IDEAS

Memorial Day marks the beginning of the vacation season and the
end of the school year for many youngsters. On this day of new
beginnings, American Flags, Uncle Sam images, and other
patriotic symbols decorate our homes and grace our table. Also
Spring flowers add delight and beauty to our surroundings.
Indeed, it is a wonderful time of year. Not to mention those
great Memorial Day picnics and barbecue meals.

Possibilities abound for the food that you can serve: Fried
chicken, deviled eggs, cheese and fruit platters, pink lemonade,
ice cream and pies.

Menus are fun to plan and always have the end result of great
eating and a fun time for all. So get those picnic baskets out,
clean out the grill, and get ready for the official start of
summertime fun.

VERY SPECIAL POOR BOYS - 2 tbs. butter

4 hot dogs, cut into 1/2″ slices 1 onion, chopped

1 green or red bell pepper, chopped 1 tbs. flour

1 loaf of French bread, cut in half lengthwise

1 tsp. seasoned salt

2-1/2 cups washed and drained sauerkraut 1-1/2 cups grated
American cheese, cheddar, or pepperjack cheese or a combination
of both Melt the butter in a pan. Add the hot dogs, onions, and
green pepper. Over medium heat, cook for about 10-12 mins.
stirring occasionally. Add the flour and seasoned salt to the
pan. Lower the heat to low and stir until everything is well
blended. Continue stirring until mixture thickens. Add the
sauerkraut and cheese to pan. Continue stirring over low heat
until the cheese melts. Wrap foil around the French bread,
leaving the top open. Remove the top half and spoon your mixture
onto the bottom portion of the French Bread. Bake in oven (350)
for 20-25 mins. Remove and place top half of bread over mixture.
Cut into serving pieces and serve.

PICNIC THREE-BEAN SALAD 3/4 cup sugar

2/3 cup vinegar

1/3 cup salad oil

salt and pepper to taste 1 onion, chopped

1 red/green bell pepper, chopped 1-15-/1/2 oz. can EACH wax
beans, green beans, and dark kidney beans Drain beans and rinse
under cold water. Set aside. Combine the sugar, vinegar, oil and
salt and pepper. Stir until combined. Add the onion, bell
pepper, and stir once again. Add the drained beans and with a
spoon, being careful not to break the beans, stir until blended.
Refrigerate overnight. Place in a glass bowl to show off the
colors of this welcome salad treat and serve. *****

AMAZING FRUIT SALAD

1 pint fresh blueberries

1 pint fresh hulled strawberries or raspberries 2-1/2 cups fresh
pineapple chunks

2 cups seeded watermelon chunks

2 bananas, sliced 1/2″

2 tbs. lemon juice

2 kiwifruit, peeled and sliced 1 small can mandarin oranges,
drained 2 pkgs. (3 ozs. each) cream cheese, at room temperature
1/3 cup confectioners’ sugar

1-1/2 tsp. fresh lime juice

1 cup whipping cream, whipped

1/4 tsp. grated lime peel

Toss bananas and lemon juice to keep from browning. Place in a
glass bowl. In a layering effect, place the pineapple,
blueberries, one half of the strawberries, oranges, kiwifruit,
watermelon, and the remaining strawberries/or raspberries. In a
bowl, with a mixer, beat the cream cheese until smooth. Add the
sugar slowly and continue beating. Add lime juice and
incorporate, then the lime peel. Lower speed, and add one-half
of the whipped cream. Mix until blended. Lower speed again, and
add the remaining whipped cream. Pour dressing over fruit
allowing it to drizzle inside the bowl. Chill for at least 1
hr.(br> *****

If you decide to grill hamburgers and assorted sausages serve
your condiments in hollowed out red and white bell peppers.
Serve sugar cookies that have been cut into star shapes and
sprinkly with red/white/blue sugar. You have a meal that
everyone will truly enjoy.

If your family is geared toward seafood, try grilling swordfish
steaks. Grill vegetable packets of eggplant, zucchini, and red
bell peppers alongside the swordfish. Serve fresh blueberries
and strawberries that are sprinkled lighted with sugar for
dessert. *****

For added treats, serve cherry tomatoes instead of tomato
slices, cucumber sticks, and assorted melon balls. Your favorite
potato salad recipes adds to your meal, as well as a pretty
plate of deviled eggs. Brownies, vanilla ice cream with
strawberry sauce, or even wedges of a moist chocolate layer cake
will end your meal in a grand way. *****

Mothers’ Role In Combating Diseases Of Children

The especial province of the mother is the prevention of
disease, not its cure. When disease attacks the child, the
mother has then a part to perform, which it is especially
important during the epochs of infancy and childhood should be
done well. I refer to those duties which constitute the maternal
part of the management of disease.

Medical treatment, for its successful issue, is greatly

But to the affections of infancy and childhood, this remark
applies with great force; since, at this period, disease is
generally so sudden in its assaults, and rapid in its progress,
that unless the measures prescribed are rigidly and promptly
administered, their exhibition is soon rendered altogether
fruitless.

The amount of suffering, too, may be greatly lessened by the
thoughtful and discerning attentions of the mother. The wants
and necessities of the young child must be anticipated; the
fretfulness produced by disease, soothed by kind and
affectionate persuasion; and the possibility of the sick and
sensitive child being exposed to harsh and ungentle conduct,
carefully provided against.

Again, not only is a firm and strict compliance with medical
directions in the administration of remedies, of regimen, and
general measures, necessary, but an unbiased, faithful, and full
report of symptoms to the physician, when he visits his little
patient, is of the first importance. An ignorant servant or
nurse, unless great caution be exercised by the medical
attendant, may, by an unintentional but erroneous report of
symptoms, produce a very wrong impression upon his mind, as to
the actual state of the disease. His judgment may, as a
consequence, be biased in a wrong direction, and the result
prove seriously injurious to the welldoing of the patient. The
medical man cannot sit hour after hour watching symptoms; hence
the great importance of their being faithfully reported. This
can alone be done by the mother, or some person equally
competent.

There are other weighty considerations which might be adduced
here, proving how much depends upon efficient maternal
management in the time of sickness; but they will be severally
dwelt upon, when the diseases with which they are more
particularly connected are spoken of.
